Setting my 2022 intentions

What are you afraid of?

I realize this may be an odd place to start at the beginning of the new year, but it’s something that’s been top of mind for me as of late. Especially over the last two years, this question of what we fear and what we are willing to risk seems to always be in the air. As we begin 2022, I’m taking the time to ask myself that same question as it applies to my business. What scares me? What am I willing to risk or sacrifice for the growth of my business? What holds me back and what gives me energy? How am I keeping the present moment balanced with the bigger picture?

Last year, I set an intention to invest time and money into something I hadn’t done before: hand-delivering gifts to each of my past clients in celebration of my 20th year in real estate. It was an eye-opening experience driving through all the neighborhoods and stopping by all the homes that I’d bought and sold since 2001. With John, my partner in crime, at my side as I dropped off our gifts, I was reminded of how far we’ve come and how grateful I am for all the people who have been here with me on this sometimes scary journey.

As we look forward to 2022, I am ready to raise the bar again for myself and my team. This year, I have set the intention to do something that scares me: making videos for social media. I know, I know — I am the last person anyone would call shy, but I have yet to conquer my fear of the camera (it’s so intimidating!). I’m crossing my fingers that this will be the year that I make it happen.

But why do so many members of Gen Z value homeownership? According to the latest Home Buyers and Sellers Generational Trends Report from the National Association of Realtors (NAR), young homebuyers – more than any other age group – want to become homeowners because they want to have a place of their very own.

That may be because one of the biggest benefits of homeownership is having a place that you can truly make your own by customizing it to your style and personality. Whether that’s the décor, painting, or renovations, when you own your home, you don’t have to limit yourself to what your lease and landlord will allow.

Not to mention, owning a home provides much greater long-term stability and security than renting. When you own a home, there’s also protection from steadily rising rental costs because your monthly mortgage payment is locked in for the length of your loan (typically 15 to 30 years).

You may have heard that it’s important to get pre-approved for a mortgage at the beginning of the homebuying process, but what does that really mean, and why is it so important? Especially in today’s market, with rising home prices and high buyer competition, it’s crucial to have a pre-approval letter prior to making an offer. Here’s why.

Being intentional and competitive are musts when buying a home this year. Pre-approval from a lender is the only way to know your true price range and how much money you can borrow for your loan. Just as important, being able to present a pre-approval letter shows sellers you’re a qualified buyer, something that can really help you land your dream home in an ultra-competitive market.

With limited housing inventory, there are many more buyers active in the market than there are sellers, and that’s creating some serious competition. Every step you can take to gain an advantage as a buyer is crucial when today’s market is constantly changing. Interest rates are rising, prices are going up, and lending institutions are regularly updating their standards. Buyers Want To Know: Why Is Housing Supply Still So Low?

One key question that’s top of mind for homebuyers this year is: why is it so hard to find a house to buy? The truth is, we’re in the ultimate sellers’ market, so real estate is ultra-competitive for buyers right now. The number of buyers searching for a home greatly outweighs how many homes are available for sale.

While low inventory in the housing market isn’t new, it’s a challenge that continues to grow over time. Here’s a look at two reasons why today’s housing supply is low and what that means for you.

1. New Home Construction Fell Behind for Several Years

The graph below shows new home construction for single-family homes over the past five decades, including the long-term average for housing units completed. Builders exceeded that average during the housing bubble (shown in red on the graph). The result was an oversupply of homes on the market, so home values declined. That was one of the factors that led to the housing crash back in 2008.

Since then, the level of new home construction has fallen off. For the last 13 straight years, builders haven’t been able to construct enough homes to meet the historical average (as illustrated in green on the graph). That underbuilding left us with a multi-year inventory deficit going into the pandemic.

2. The Pandemic’s Impact on the Housing Market

Then, when the pandemic hit, it fueled a renewed appreciation and focus on the meaning of home. Having a safe space to live, work, school, and exercise became even more important for Americans throughout the country. So, as mortgage rates dropped to at or below 3%, buyers eagerly entered the market looking to capitalize on those low rates to secure a home that would fulfill their changing needs. At the same time, sellers hesitated to put their houses on the market as concerns about the pandemic mounted.

The result? The number of homes available for sale dropped even further. A recent article from realtor.com explains:

Last month, the number of home listings dropped 26.8% compared with the same time a year earlier. This meant there were about 177,000 fewer homes listed in what’s already typically a slower month due to the holidays and colder weather. . . .”

What Does All of This Mean for You?

For a buyer, low inventory can be a challenge. You want to find the home of your dreams, and you don’t want to settle. But what if there just aren’t that many homes to choose from?

There is some good news. Experts are projecting more homes will soon become available thanks to sellers re-entering the market. Danielle Hale, Chief Economist at realtor.com, shares this hope, but offers perspective:

We expect that we’ll start to see a turnaround and inventory will stabilize and start to go up a little bit in 2022. . . . But that means we’re looking at inventory levels of roughly half of what we saw before the pandemic. For buyers, the market is likely to continue to move fast. If you see a home you like, you want to jump on it right away.

Basically, inventory is still low, even though more homes are coming. But you shouldn’t put your plans on hold because you’re waiting for those additional houses to hit the market.  Instead, stick with your search and persevere through today’s low inventory. You can find your next home if you’re patient and focused.

Remember your goals and why finding a home is so important. Those things should be the driving force behind your search. Share them with your agent and be clear about your priorities. With Mortgage Rates Climbing, Now’s the Time To Act

Last week, the average 30-year fixed mortgage rate from Freddie Mac jumped from 3.22% to 3.45%. That’s the highest point it’s been in almost two years. If you’re thinking about buying a home, this news may have come as a bit of a shock. But the truth is, it wasn’t entirely unexpected. Experts have been calling for rates to rise in their 2022 projections, and the forecast is now becoming a reality. Here’s a look at the projections from Freddie Mac for this year:

  • Q1 2022: 3.4%

  • Q2 2022: 3.5%

  • Q3 2022: 3.6%

  • Q4 2022: 3.7%

As the numbers show, this jump in rates is in line with the expectations from Freddie Mac. And what they also indicate is that mortgage rates are projected to continue climbing throughout the year. But should you be worried about rising mortgage rates? What does that really mean for you?

As rates increase even modestly, they impact your monthly mortgage payment and overall affordability. If you’re looking to buy a home, rising mortgage rates should be an incentive to act sooner rather than later.

The good news is, even though rates are climbing, they’re still worth taking advantage of. Historical data shows that today’s rate, even at 3.45%, is still well below the average for each of the last five decades (see chart below):

That means you still have a great opportunity to buy now with a rate that’s better than what your loved ones may have paid in decades past. If you buy a home while rates are in the mid-3s, your monthly mortgage payment will be locked in at that rate for the life of your loan. As you can see from the chart above, a lot can change in that time frame. Buying now is a great way to protect yourself from rising costs and future rate increases while also securing your payment amount for the long term.

Nadia Evangelou, Senior Economist and Director of Forecasting at the National Association of Realtors (NAR), says:

Mortgage rates surged in the second week of the new year. The 30-year fixed mortgage rate rose to 3.45% from 3.22% the previous week. If inflation continues to grow at the current pace, rates will move up even faster in the following months.”

Bottom Line

Career Day & Reflecting on 20 years.

This past Spring, I was invited to be a presenter at a Virtual Career Day for one of our local elementary schools. I was nervous for several reasons, not just because it was my first time speaking at Career Day, but because the presentation was via Zoom to groups of children from Kindergarten through 5th grade. How do you talk about real estate to a 5 year-old or 12 year-old — over Zoom — without their eyes glazing over? How do you keep kids engaged about your career without talking over their heads?

I have to tell you — there are many hard things I do in a typical day in real estate, whether it’s contract negotiations or giving advice to clients in tough situations. Even with all that experience under my belt, the prospect of speaking to children about being a real estate agent had me a little intimidated. What helped the most was being able to identify what I loved most about being a real estate agent and sharing that part with them. Taking the time to reflect on what lights me up about working in this field — that’s what I wanted to be able to convey.

Most people don’t know this about me, but when I was younger, I really wanted to be a police officer. I started karate lessons when I was 9 years old because I wanted to protect people. There were other times in my life when I was excited about being a teacher and being a counselor. I wanted to be in a profession where I could help people.

As I prepared for my Career Day presentation, I realized that as a real estate agent, I get to be all three of those things: I protect my clients in negotiations, I educate and advise my clients through the real estate process, and I am there to counsel others through difficult life changes that are often associated with selling or buying a home. I get to do it all — and it’s already been 20 years!

As we move into the Fall season, I am grateful for each and everyone of you who have helped make these past two decades a reality. I feel so blessed to be in a profession where I can truly be of service to the people around me. Thank you for being part of my journey and for trusting me with yours.

Backpack Drive 2021

In Case You Missed It: A Backpack Drive update

I am deeply moved by my friends, family and clients that have contributed backpacks, school supplies and money to the Solano County Foster Children Backpack Drive.

This is personal for me as I was raised in a foster home for most of my life. This drive helped me to reflect on my childhood and the limited resources that were available. A backpack filled with supplies can make a difference in one's confidence when going back to school.

Our Team's goal was to donate 15 filled backpacks. With your contributions, we were able to donate 27 backpacks to be filled with an assortment of many supplies and $420. From the bottom of my heart, THANK YOU!

Backpack Drive 2021: Support Solano County foster children

In support of the Solano County Resource Family Association, the RE/MAX Gold Solano County offices are collecting 250 backpacks/bags to support foster children in their return to school this year:

  • 100 (28 to 30-Liter) backpacks for Youth/teens Middle School to high school age,

  • 100 (18 to 24-Liter) backpacks for elementary age and

  • 50 (12 to 16-Liter) backpacks for toddlers 2-4 (preschool age).

Michelle Perez & Associates has set a goal of donating 15 elementary age backpacks, filled with school supplies for the new school year. If you would like to donate a new backpack or help fill one of these backpacks with school supplies, please email Michelle at michelleperez@sellwithmichelle.com and let her know what you’d like to donate. (We estimate school supplies to cost an average of $70 per student, but any supplies you can donate will be greatly appreciated.)

One year later.

At this time last year, I don’t think any of us had an inkling of just how much our lives were about to change. A few weeks of lockdown, maybe a couple of months and things would go back to normal. One year later, and those initial hopes of “just putting our heads down and getting through this quickly” seem like they were made by someone living in a completely different dimension.

And, yet.

Here we are, a year later. It feels like a minor miracle that we have arrived at another Spring. A light at the end of the tunnel.

In April 2020, the number of home sales at the start of the (normally busy) Spring homebuying season was down due to the pandemic. This year, “the California housing market closed out April on a strong note, with home sales poised to accelerate on a year-to-year basis…Demand remains high, fueling the highest price-to-list-price ratio (102.2% in March 2021) C.A.R. has recorded in two decades” (source).

After reviewing 2021’s first quarter housing data, projections for 2021 home pricing are even higher than initially projected. After some speculation that we might see price appreciation slow dramatically this year, today, experts believe home values will remain strong throughout the year (source).

As we continue into this Spring season, I am mindful of all the lives we lost on the way here, for all who mourn loved ones. I am grateful for the frontliners and medical professionals who have made this new normal possible.

May this new season be a time of healing and renewal, of re-entry and reunions. May we all reawaken to the world around us and see it all with fresh eyes.

Milestones and hopes for 2021.

There’s nothing quite like a milestone anniversary to remind me just how quickly time flies. This September, I celebrate 20 years as a REALTOR® in Solano County and in many ways, it feels like I’m just getting warmed up. Despite the pandemic, business has been steady and growing. This year, I am focusing on re-connecting with old friends and clients and seeking out new ways to make a lasting impact in my local community. If 2020 has taught me anything, it is that we are all connected, and that I am made whole when those around me are also thriving.

After several years of having my kids in different parts of the country, I am elated to have everyone back in the bay area. The silver lining on the cloud that is quarantine is that I get to be stuck in a bubble with my family. It has certainly been an adventure re-discovering the beautiful outdoors of northern California with grandchildren in tow. What a gift!

As we enter into February, I hope you find joy in what’s right in front of you, no matter the circumstances. May we never take the little things for granted.

Home for the Holidays.

Perhaps it’s the slight dip in temperatures or the turning of the leaves — there’s something in the air that has me cleaning my house like a madwoman, discovering boxes that have remained unopened since moving into our home 20(!) years ago and giving things away like my life depended on it. Spring cleaning may be the traditional time for folks to clean out their closets, but I’ve found that it’s in the Fall that I feel the urge to start prepping my house for the holidays.

This year in particular, the idea of being home for the holidays takes on a brand new meaning, especially when most of us probably started experiencing cabin fever months ago. With winter approaching and the weather getting colder, it’s been an interesting practice seeing my home through fresh eyes and coming up with ways to stay healthy in mind, body, and spirit. I’d forgotten how something as simple as a brisk walk to break up my day does so much to ease my anxiety.

Proud Mom Moment

Can I take a moment to be that mom? Yesterday, I was so excited and proud to hear that my daugher’s image was posted at Times Square. Here’s what I posted below:

I’m so proud of our princess!! Her company went IPO today. When they rang the bell at the Stock Exchange our daughter’s image was posted at Time Square. Congratulations to McAfee!! We couldn’t be more proud and thrilled for our daughter. Please help me to congratulate her.

Summertime quests + making the days count.

Like many of you, life in the midst of a global pandemic has been a lesson in patience and perseverance. Almost four months have passed since Solano County’s March 18 shelter-in-place order, and it has never been more obvious to me how closely connected we are to each other and how central my relationships with loved ones are to my quality of life. Family time is even more precious these days, and I am grateful that they are as close as a door knock or video call away. If you had asked me at this time last year what the summer of 2020 was going to look like, this was definitely not in the cards.

Nevertheless, I am determined to make the most of the summer that is before us, and so I return to a practice that has always grounded me in the past: intentional gratitude. This summer, I’m on a quest to see and share my home of Solano County through fresh eyes (from a safe, social distance, of course). Here are some photos from the first of hopefully many summertime excursions.

I’ve driven past the town of Dixon numerous times on the way to Sacramento, but this may be the first time that I’ve stopped and actually looked around. I’m loving the chance to play tourist and tour guide in beautiful northern California this summe…

Filled to the brim and overflowing.

Anyone who's known me for any length of time figures out pretty quickly that I am an extrovert with a capital E. So it probably shouldn't come as a surprise when I say that I owe much of my success and longevity as a real estate agent to the professional organizations that I've been an active member of since the beginning of my career. Being around fellow REALTORS® who are committed to being leaders in their industry has given me the push that I need every so often to be the best agent that I can be. (What can I say, surrounding myself with greatness makes me even greater!)

Women's Council of REALTORS®, in particular, is one of the reasons why I've pursued so many designations, continuing education, and leadership roles. We inspire each other to flourish in a field that can often be extremely competitive and as a result, very lonely. It's organizations like this that remind me that I am not alone, and why I became a real estate agent in the first place -- to empower and equip the people I encounter with the tools they need to thrive. 

Last Fall, I was beyond honored to be elected as a 2018 State District Governor for Women's Council of REALTORS® - California. People ask all the time why I keep running for these positions, and my answer is simple. I'm not just here for my own business to thrive -- I'm here to invite and support anyone else who wants to come along for the ride. :)

My happy Place

I got to end 2017 by visiting the happiest place on earth with the people that make me the happiest. I will always be grateful for the flexibility that my career offers. While some seasons are nonstop with 6am meetings, late nights and lots of travel, there are other times where I am able to rest and remind myself of why I do all this in the first place. 

Wishing you a happy 2018! May each of us know and find our happy place, and see our empty cups filled to the brim and overflowing.

Why it pays to have a REALTOR® for new construction homes.

I've had clients complain to me that they were not aware that they had rights to inspect their new construction home.  Thinking the home is new and perfect, why inspect it?  You have a right to verify the condition.  

How about property tax assessments?  Were you aware of the tax assessments/bonds and other local fees that may affect your expenses?  Are you informed of restrictions?  The list goes on and on.  

Your agent will negotiate on your behalf and not for the developer. Think about it. Are you paying the agent? Did you know that the seller typically pays the agent fees? Stay informed. Ask a REALTOR®.

If you're friends with me on Facebook, you've probably caught on that I've taken on a somewhat...interesting challenge. Feeling older, hearing my knees cracking more often than usual, arthritis in my hip starting to affect my walking made me decide it's time for a lifestyle change.  Dammit! I looked at myself in the mirror and said I'm not a spring chicken, no matter what my mind tells me. I heard about the 6-week challenge to lose 20 pounds following a strict regiment and seeing friend results helped me to commit to this new journey.  And then it began!

An SF Native's Food Guide to San Francisco

Whether you've known me for years or just met me yesterday, it doesn't take long to figure out how much I love good food and discovering great places to eat. So when I found out that Jessica, my virtual assistant, would be visiting my old stomping grounds (San Francisco!) for a few days, I was more than happy to let her in on some of my favorite places to eat. If you've ever wondered what a SF native would recommend, here are some great places to start. As someone who now calls Fairfield home, one of the best things about living here is that places like San Francisco or Napa are within an hour's drive away!

BREAKFAST

Dim Sum in Chinatown
Check out any of the dim sum places on Jackson Street between Grant and Stockton. Just pick up and go. Don't miss pork shumai and shrimp hargao. They typically stop cooking in the late afternoon, so it's best to get in the morning. 
*Note from Jessica: Leave room for the bakeries on Jackson Street!

Liguria Bakera in Little Italy
Try the best focaccia bread in SF. Located across the street from St. Peter's and Paul's Church at Washington Park near Chinatown. Pizza bread is fabulous! Stop by in the morning if you want to eat them fresh out of the oven. Closes at 1pm.

Rhea's
Great sandwiches on 19th and Valencia called Rhea's. Yummy aoili sauce!!

La Taqueria

Cafe Bistro
Romantic cafe at SF Shopping Center between 4th and 5th street at Market upstairs last floor of Nordstrom Cafe. Gotta have window views of cable car and try bread pudding. Drinks are great too!!

Great for Japanese fried chicken (kaarage) and ramen.

Traditions and Filipino comfort foods

For Mother's Day this year, I made the same request that I do every year -- that my kids come with me to church. On Sunday, they went above and beyond and even made me Filipino breakfast -- longsilog, which is a plate of LONGganisa (Filipino sausage), SInangag (garlic fried rice) and itLOG (fried egg). And of course, tropical mimosas. SO GOOD. My children know me well :)

I spent the rest of the day relaxing at the house with John and watched a Netflix series that both my daughters have been recommending, 13 Reasons Why. We were so absorbed by the show that we almost forgot to eat dinner! Thankfully, I remembered that I'd made a tray of biko (Filipino rice cake) earlier that day, topped it off with a scoop of ube ice cream and John's new favorite dessert was born. I'm telling you, the way to my heart has always been great food -- and I'm pretty sure that's true for the rest of my family.

One Last Thing...

FROM MICHELLE'S KITCHEN: BIKO (FILIPINO RICE CAKE)

Ingredients:

  • 4 cups sweet rice
  • 1 can langka (jackfruit), undrained
  • 1 cup brown sugar
  • 1 can coconut milk

Directions:

  1. Preheat oven to 350 degrees.
  2. Cook the rice (I use a rice cooker) using a mixture of water and all the liquid from the can of langka.* Place the langka on top of the rice as it cooks.
  3. As the rice cooks, heat the can of coconut milk over low heat and whisk in the brown sugar until it's fully dissolved and the mixture is nice and goopy.
  4. Once the rice is cooked, transfer to a 9x13 rectangular casserole dish. (Another option is to bake it in an extra-large muffin pan like this for individual portions.) Flatten the rice until it's level and pour the coconut milk/brown sugar mixture over the top.
  5. Bake in the oven until you see it bubble.

*To figure out how much water to add to the rice, I use the standard Filipino finger-measurement. If you have no idea what this means, ask me the next time you see me :)

Spring break inspiration and remembering my 'why.'

With Spring Break coming up for 2 out of the 3 local school districts, I thought I'd try something a little different for this month's newsletter and showcase some local attractions for our Fairfield area dwellers. So without further ado, here's some last-minute inspiration for Spring break activities that are within a reasonable driving distance from Fairfield:

If you don't already follow me on Instagram, I thought I'd share with you my #fridayintroductions post as a way to introduce (or re-introduce!) myself to those of you who are new subscribers to my newsletter. Thanks so much for considering me worthy enough for your inbox :)

Happy Friday! For those of you who are new here: Hello and welcome! My name is Michelle Perez and I'm a real estate agent here in sunny Fairfield, a northern California suburb about an hour east of San Francisco. THANK YOU for being a follower, client, supporter, friend or all of the above :) Since it's Friday, I thought I'd hop aboard the #fridayintroductions train and take a moment to introduce myself.
When I decided to venture into the world of real estate, it was 2001 and my position as a recruiter had just become one of the casualties of the dotcom bubble. At the time, my husband John and I had 3 kids ages 9, 12, and 14, and we were in the process of re-financing our home in Fairfield. It was definitely a time when a stable job with benefits and a steady income would have made more sense, but having already lived that daily grind of commuting to San Francisco at the crack of dawn only to get back home after my kids were asleep -- I was over it and didn't want to go back.
My decision to become a real estate agent wasn't one that was made lightly. It's risky being self-employed, knowing that at the end of the day, the buck stops with you. But looking back at that season, I have the clearest memory of my kids and how in just a few short years, they would all be grown and have lives of their own. And I didn't want to waste what time I did have with them on the road and working ungodly hours. I wanted to be the mom that could walk her kids to school and be there when her kids got home.
And I so I took the leap into being my own boss and setting my own hours. And on top of that, I'm able to help others chase their dreams.
